As the Owner's Representative, Architerion Consulting holds regular weekly meetings with the General Contractor and Subcontractors to review three-week or six-week look-ahead schedules. The firm also maintains a comprehensive record of all project documents, including drawings, specifications, requests for information ("RFI's"), submittals, sketches ("SK's"), and relevant tracking logs. This includes ensuring that every RFI response is posted on the drawings for proper quality control in the field and to provide a complete set of as-built drawings to the client at the end of the project. Architerion Consulting also reviews and provides insight on every submittal, RFI, and SK to ensure that everything is warranted and properly clarified.
In addition to document control, Architerion Consulting also provides quality control in the field. Depending on the size of the project, a Superintendent may be part of the owners staff, walking the job every day with Architerion Consulting, from start to finish. This supervision is crucial to ensuring that the project is built according to plan and spec. The Superintendent also manages the field labor to maintain a consistent and productive level.
Architerion Consulting also ensures that each contract carries a complete scope of work to minimize the number of change order requests from contractors. When they do arise, a thorough review and negotiation takes place to determine the validity of the request prior to approval. The Superintendent works with the Contractors to prepare for and go through the inspections required by the relevant authorities during the construction process with the goal of receiving final building certifications.
