Upon completion of the property acquisition, the Owner will engage the services of an Architect to develop and design the project. However, it is important to note that the successful completion of a development project requires more than simply hiring an Architect and a General Contractor. Depending on the complexity of the project, additional specialized professionals may be necessary, such as a Planning Consultant to obtain necessary approvals from governmental authorities, a Structural Engineer for the structural design and engineering, a Civil Engineer for site utilities and earthwork, a Geotechnical Engineer to conduct soil testing, an MEP Engineer for the mechanical, electrical, and plumbing systems, an Interior Designer for finishes, a Landscape Architect for outdoor design, an Acoustical Consultant for sound transmission compliance, a Waterproofing/Roofing Consultant for water infiltration prevention, an Elevator Consultant for elevator design, and a Building Insurance Inspection Consultant as required by the insurance provider. Additionally, if the project is located in a neighborhood with opposition to increased density, a Political/Community Outreach Consultant may be needed to address concerns from the local community.
The development process for a property project involves a multitude of tasks, which can be challenging for small to medium property owners to manage independently. Architerion Consulting, as the Owner's Representative, can assume responsibility for all aspects of the project, from obtaining approvals to lease-up, which are not typically within the expertise of individual contractors or consultants. Retaining the services of an Owner's Representative is essential, as it allows the property owner to focus on more critical matters. Architerion Consulting, as the Owner's Representative, serves as the client's direct representative, managing all aspects of the project, identifying and resolving conflicts, and providing clear and concise recommendations for addressing complex issues.
It is imperative to emphasize that the role of an Owner's Representative is crucial to the success of any real estate development project. Without proper understanding of the issues and processes involved, property owners may make poor decisions. As such, property owners or those considering a development venture should strongly consider including an Owner's Representative on their project team. The benefits of having an Owner's Representative involved, including the time, money, and effort saved, often outweigh the cost of their services.
